After a discussion I had with Arbusers yesterday. The following map shows AIRBNB occupancy for April 7th. It follows the eclipse of the Sun. Some people made money from simply knowing the date.

I got a call today from someone in Dubai who has 0 experience in investing/trading and with the real estate market telling me his recent real estate purchases in Dubai along with the crazy future valuations in his mind that made it absolutely clear to me how high on the top of the cycle we are in. The real estate has it's now cycles. On average they are longer than the average stock market cycle and thus people do forget that it is not only up and up, there is some down some times. I am old enough to remember the 2007-2013 crisis in the real estate. I suppose it will be repeated at a time in a couple of years.

How did you transfer the ownership of the bookings made from yourself to the federations?
And why did they trust you enough to proceed with it?

I think there are 3 new trends which will play a huge role in the Real Estate market.
1. Demographics - We are living in a population collapse timeline. This results in a lower demand for real estate. At the same time we see migration phenomenon in lot of countries leaving ghost cities behind.
2. Bitcoin and digital assets will take all the store of value premium from Real Estate in the long term. A lot of countries do not have a stock market and the only place the wealthy class of the country can put its money in, is real estate. Bitcoin will start to change that as it becomes more obvious as a store of value and as a protection against nation states dictatorial behavior.
3. Tourism - As automation becomes more common, people will become wealthier and have more free time to travel. So a lot of real estate is converting into Airbnb and booking hosting. This plays a role in rising demand but gives a lot of social problems.
These 3 are almost global trends.
Real estate is mostly a very local phenomenon and will always have opportunities. An expert can explore how the old factors and the new factors collapse and how there are nuances even inside the same country. The number of events mentioned will become bigger too. We are witnessing a rise in sports big leagues. Artists are making a lot more of events too. This trend will continue. Opportunities are rising but so are people who exploit them.
